➤ Check-In/Out Details: Easy self-check-in with a smart lock and garage entry via MyQ app. Check-in after 4 PM and check-out by 11 AM. Please remove all bedding and towels and place them in the laundry basket, be sure to lock the patio door and front door only, place dirty dishes in the dishwasher, and start it before leaving. Throw away trash. Place garbage can at the end of the driveway Monday evening.

Upon rental, guests have full, private access to the property. Front entrance is just past the unlocked black gate on the side of the house. The front door has a smart lock for easy access along with garage entry via MyQ app. GUEST WILL NEED TO SEND A TEXT MESSAGE TO THE HOST FOR SETUP INSTRUCTIONS.
The house has 2 parking spaces in an attached garage that can fit large SUVs and mid-sized trucks (we have tested this out). Two additional cars have space to park in the driveway.

✨ Lighting Schedule Notice
For your comfort and safety, the garage accent lights are set on an automatic timer. They will turn on at sunset and turn off at 11:00 PM each night.
This schedule helps us conserve energy and preserve the lifespan of the lighting, ensuring they remain bright and reliable for all guests to enjoy.

EARLY CHECK-IN:
24-hour notice MUST be provided to the Host if not purchased at the time of booking. The earliest check-in is 1 PM (if available and approved). The host will confirm the time of check-in and a $50 fee will need to be submitted before entering the property.
LATE CHECK-OUT:
24-hour notice MUST be provided to the Host — $50 fee per hour will be applied after 11am.

Food delivery is simple and Uber & Lyft are almost always readily available.
Pest control sprays our home monthly with nontoxic, environmentally friendly chemicals to help keep bugs away.
The hot tub can be used with cool water. The temperature functions between 80°-104°. Additionally, all features of the hot tub (jets, water feature, etc…) can be used with or without heat.
Small gatherings for 10-15 people are permitted. Beyond that, a fee per person per night applies to overnight guests exceeding 10 (additional overnight guests must be verified). This space is ideal for gatherings within this range, ensuring neighborhood peace and a tidy home.
NO large parties will be allowed. Violations will result in immediate cancellation with no refund. We monitor occupancy without filming and noise without recording sounds, which means that we are 100% privacy-safe.
NO Smoking inside the home allowed. A $150 fee will be applied for any violation of this house rule.
The home is outfitted with a Minut device to ensure noise (75dbs), smoke, and occupancy compliance. Guests will be notified via text alert notification if noise is above 75dbs for more than 10-20 minutes. The alerts will be sent until noise level is lowered. If you have any other questions, feel free to reach out. We’re happy to help!

1. Verified Registered Guests Only
Due to the large influx of visitors, the host requires that only the guests on the reservation are permitted to stay overnight. Any additional overnight guests must be approved by the host in advance and subject to applicable fees.
2. No Large Gatherings or Watch Parties
World Cup energy is awesome. But “no parties or large gatherings” will prevent disturbances, complaints, property issues, or cancellation of the reservation with NO REFUND.
3. Quiet Hours
City of Houston quiet hours will be strictly enforced to protect neighbors and the residence.
4. Security Checks for Extended Stays
For stays over 7–10 days, a brief check-in message or photo of the unit (optional) is required to ensure everything is in good shape. The host will use great discretion as not to impede guests’ stay.
5. Waste Management Rule
Long stays mean more trash. Guests are to follow local guidelines for garbage and recycling. Trash (black trash can) will be required to be placed at the end of the driveway on Monday night and placed back in its original location in the garage once picked up. The recycle bin (green trash can) will be placed at the end of the driveway every other Tuesday (the host will clarify during the stay) and immediately placed back in the garage once picked up.
6. Climate Control Guidelines
Energy spikes during the summer months in Houston. Adherence to thermostat use (e.g., keep AC/heat within a certain range when not home) to avoid excessive utility strain is essential.
7. Parking Instructions
4 parking spaces will be provided on the property. Two parking spaces in the covered garage and two in the driveway. NO STREET PARKING WILL BE PERMITTED.
8. Early Communication for Maintenance Needs
Guests are to report maintenance issues right away so they don’t worsen during their stay.
9. Respect for Neighbors
As a gentle reminder to all guests, some neighbors may not be participating in the events and to be mindful of any loud noises in outdoor areas. All surrounding neighbors are very friendly and are able to contact the HOST in case of any disturbances.
10. Check-Out Procedures for Longer Stays
Each guest will be given check-out instructions the night prior to their departure. These simple instructions will assist in making your checkout experience simple:

* load the dishwasher
* turn off lights and AC
* remove bed linen
